The EFA have announced the timescales of the new round of the 2017-18 Condition Improvement Fund. The timescales for the process are: - Information for applicants published ~ W/c 17th October - Registration deadline for new applicants ~ 5pm 30th Nov 2016 - Deadline for submitting applications ~ 12 noon 9th Dec 2016 - Date for notifying applicants of outcomes ~ by April 2017

One of our projects over the summer was the design and project management of a new library facility at a Primary School in North Somerset. The new library was built on top of an existing flat roof and uses cedar cladding to create a contemporary look.

Although the summer holidays have only just ended and most of the projects funded by the 2016-17 CIF are now complete – At CBC Education we are already discussing next year’s Condition Improvement Fund application with our clients. The commercial property sector suffered a big shock with the result of the EU referendum. A number of fund managers suspended trading in commercial property although some of these suspensions have now been lifted. The impact of this on commercial property prices however mostly effects larger ‘investment’ properties. For many micro and small business owners the acquisition of their own commercial property still remains a sound investment. Obtaining an accurate property survey is critical if investors are to make informed decisions.

Technical Due Diligence Surveys are property surveys specifically designed for commercial acquisitions. The term was introduced by the Royal Institution of Chartered Surveyors [RICS] to set the standard of commercial building surveys. Corporate Building Consultancy undertake Technical Due Diligence Surveys. No two surveys however are the same. The skills employed in undertaking this complex inspection are as much to do with property use and legal matters as they are with the physical condition of the bricks and mortar.

CBC Education are proud to announce that one of their long standing clients have been awarded 2.4 million pounds to build a new science block. CBC Education prepared the funding bid which was submitted to the Education Funding Agency [EFA] under their Condition Improvement Fund [CIF] The funding award is one of the largest in the country and we are now looking forward to Project Managing the job through to completion.

Following the UK’s decision to leave the European Union, most analysts are expecting a downturn in commercial property activity. Consequently, Landlords will be concerned about the potential loss of rental income. It’s common in times of economic uncertainty for landlords to adopt a fairly robust claim for dilapidations. This can give rise to unreasonable claims. Making an unreasonable claim however is not in the interest of either party.

With the recent Government announcement that all schools are to convert to Academies the services that Local Education Authorities currently provide will be dramatically reduced. Many schools may consider this a good thing! However, there is no doubt that they will need to procure expert advice – particularly in property related matters. CBC Education have been working with Academies to provide property consultancy for many years. Our services include; condition surveys, architectural design and project management.

For many schools this will pose new challenges – Initially in how they demonstrate due diligence during the conversion process and then how they manage their property portfolio.
